Choosing the right contractor is the most important step in the success of your home improvement project. Choose the wrong contractor and your job may not be completed to your satisfaction, or it may not be completed in a timely manner. 

Ask potential contractors for references you can contact by phone. Be sure to ask former customers how satisfied they were with the completed job, the timeliness of the job, and their overall experience with that particular contractor. Although this is a good way to check the credentials of a potential contractor, they will of course only provide references that are sure to give them a good evaluation.

Your local Better Business Bureau is your best source of information. They can help you locate and evaluate home remodeling contractors in your area. They list contractors who are members of the Better Business Bureau, and they also list any complaints against them. This list includes valuable information on how those complaints were handled, and if they were resolved to the satisfaction of the customer. Keep in mind that a contractor doesn¡¯t have to have a spotless record in order to be worthy of your business.  They may have complaints against them that were unfairly submitted, and there will always be customers who are hard to please. What matters most is whether or not those complaints or concerns were resolved. 

The lowest bid you receive is not necessarily your best option. Low-bidding contractors may not have as much experience, or they may have too great a work load to get the job completed as promised. Obtain several bids, and choose one that falls somewhere in the middle. Follow your instincts. If the bid you receive sounds too good to be true, it probably is. 

There are a lot of con artists and contractors who claim to be something they¡¯re not. Don¡¯t provide the down payment for a job until you have thoroughly checked the background of a potential contractor. Only hire those whom you have initially contacted. Never hire a door-to-door contractor. Your money may walk away without the job being started let alone finished. 

After you have found a suitable contractor for your home remodeling project, develop a list of jobs you want completed. Go over that list with the contractor before signing anything. They should provide you with a proposal that lists in detail the specifications of the job, including everything on the list you devised. The proposal will also list the total cost of the job as well as how payments are to be made. There will be a place for your signature when you agree to accept the terms of the proposal. Be sure to read the agreement carefully before signing. If you don¡¯t understand something, have the contractor explain it and change the wording to your satisfaction. 

Prices are often negotiable. If you like a particular contractor but don¡¯t like the figure you¡¯ve been presented with, ask if there is some way you can cut the cost without compromising the quality of the finished product. Often contractors will suggest ways to cut costs. These may include having the homeowner help with painting, disposing of old materials, or any other part of the job they are capable of assisting with. 

Always insist on having a date of completion on your contract. Ask the contractor to specify the outcome of the job not being completed on time. This could include a discount on the initial contracted cost or a fine based on the number of days the contractor goes over the proposed date of completion. There are often construction delays and factors such as weather to consider, so don¡¯t expect your contractor to promise a date of completion without a little leeway for unforeseen and uncontrollable delays. 

When negotiating a price for your home remodeling project, it may be in your best interest to show a potential contractor bids that came in lower than theirs. The contractor may decide they overpriced the job and match or beat the lowest bid. Although this is not always possible, it¡¯s worth trying if you like the work of a particular home remodeling professional.  

Home remodeling contractors want satisfied clients, and they are willing to do whatever it takes within reason to gain new references and returning customers. Follow these suggestions and tips, and take the time to make a detailed project list, negotiate an acceptable price, and get everything in writing. Doing so will ensure that your home remodeling project is a successful and pleasant experience for you and the contractor you choose to do the job.
