1) Square feet

If you can afford a bigger home, it is best to get at least 1500 square feet.  This way you will have room for all of the furniture that you will probably want.  With a smaller home, there is the risk of people being too close together and getting on each other's nerves.

2) The bedrooms

Considering that you never know how many people may end up living with you, it is best to have a spare bedroom.  If you are going to have four bedrooms, you may want to consider a 2000-foot home so the bedrooms will not be too small.

Walk-in closets in the bedrooms are a necessary feature.  They allow for more space to hang clothes and store your belongings.  

3) Bathrooms

Going back to the idea of how you could end up with more people living with you than you planned, you may want to have at least two full baths.  If you want a clothes hamper in the bathroom, make sure that the bathroom is big enough.  Many bathrooms are so small in mobile homes that you can barely turn around if you have one in there.

Also, be sure the home you buy has enough storage space in the bathroom for towels, bathroom cleaners, etc.  Many mobile homes aren't designed with enough space in the bathroom for these things.  

4) Laundry room and pantry

If you don't have a laundry room, the washing machine and clothes dryer may end up being in a place where they would be in the way.

A pantry is a good idea so you have extra space for food storage.  The kitchen in a mobile home usually doesn't have enough space for dishes and for a lot of food.

5) Living room and den

Most mobile homes come with the option of a fireplace.  Considering that mobile homes usually are powered with electricity, it is best to have a gas fireplace so you have an alternative heat source if the power goes out.  

Having a den will provide you with another room to use as a home office or as a playroom for the children.  An extra room could also be used as a place to put a computer.  Living rooms in mobile homes tend to be not big enough to have a computer in there. 

6) Heat pump

Financially, it is cheaper to run a heat pump than it is to have window unit air conditioners and electric heat.  Having a heat pump installed when you buy a mobile home is probably cheaper than purchasing it later too.

7) Furnished and Appliances

It is cheaper to buy a completely furnished home with appliances than it is to buy those things individually.  Not only do you save money, but you will also have fewer payments to make since you will only be making the one mobile home payment.

8) Permanent foundation

Having your mobile home placed on a permanent foundation makes the value of it appreciate instead of depreciating.  A permanent foundation also looks better compared to the other options.  

Another reason to consider a permanent foundation is financing.  Some banks will not provide financing for a mobile home that isn't on a permanent foundation.  

9) Ceiling type and fans

A cathedral ceiling will make your home look bigger inside.  Ceiling fans are also a good choice because they will keep the air circulating throughout your home.
