Successfully painting a concrete garage floor depends on several things, the most important being the pre-painting preparation.   While older concrete floors can be painted right away, new concrete floors on just built homes, renovations or additions need to cure for about 60 to 90 days before paint is applied. In all cases, the concrete needs to be free of surface dirt, grit, grease, oil or other contaminants that may prevent the paint from adhering.

First sweep all debris from the floor.  Areas that can be subjected to a great deal of water can be pressure washed or steam cleaned to remove stubborn stains or debris.   Previous paint that is flaking or peeling can be removed using a chemical remover, a sandblaster or an abrasive substance.  Once debris is removed, a thorough cleaning with a solution consisting of one cup of powdered laundry detergent and one of liquid chlorine bleach in a gallon of hot water needs to be applied.  Add the bleach to the water first and then stir in the detergent.  Work the solution into the concrete using a stiff bristle broom or brush.  Wear protective goggles and rubber gloves.  Allow the solution to sit for about 15 minutes, but not long enough to dry.  Rinse with fresh water until soapsuds are gone.

After a thorough cleaning, the surface of the concrete should be etched (acid washed) using a commercial concrete cleaning product that contains phosphoric acid, hydrochloric acid or Trisodiumphosphate.  This acid wash will remove set in contaminants and prep the concrete to accept paint.  Extreme caution should be used when applying the acid wash.   Goggles, rubber gloves, rubber boots, long sleeves and plenty of ventilation and/or fresh air breaks are necessary.  Flush the area with plenty of fresh water after the acid wash.  Once dry, the garage floor is ready for paint.

There are three basic types of paint for concrete: latex, oil and epoxy.   Application works bet with a medium to long nap roller, an extension for the roller handle to save your back, and nylon brushes or pads to get into those corners.

Latex is the most popular and user-friendly floor paint.  Its adhesion to concrete is excellent and its properties allow the evaporation of water ¨C a benefit in most garages.  Latex floor paints are designed for direct application to raw concrete. The first coat serves as a primer, while a second coat will create a consistent and abrasion-resistant finish.  In addition, clean up can be done with soap and water. 

Oil-base floor paints result in a harder, shinier finish and need to be applied over an oil-based concrete or masonry filler-primer.   Thin the primer with mineral spirits and allow to dray.  Apply the oil-based floor paint over the primer.  Clean up brushes/rollers with mineral spirits. 

Epoxy floor paints are durable, long-lasting and control dampness.  The preparation for epoxy floor paints may require a bit of mixing, creating a chemical reaction to get the epoxy bond started; all manufacturers provide instruction.  Though a little more work is involved, your efforts will pay off with the durability.

All paint types will eventually bubble, peel or chip when subjected to constant contact of tires, shoes and debris, so be prepared for touchups and/or repainting to keep things fresh.

In addition to concrete floor paints, concrete stains are becoming more popular.  The staining process is similar to painting; preparation is the same but stains are usually much thinner in consistency than paint.  Stains allow maximum penetration but may require several coats to achieve the color you¡¯d like.  When dry the concrete simply looks colored, rather than a painted finish.

With the proper preparation and precautions, a great looking, durable painted or stain concrete floor can add value and appeal to any garage.
